ARGH!

So, the person who definitively said they were going to take my apartment on Sunday, has just called and informed me that after a conversation with her mother (!), she has been convinced not to take the place.
I am really fucking pissed. Not to mention seriously worried, and depressed, and I can feel those pains from my ulcer start to go crazy again.

I don't know what to do. The only other person who I showed the apartment to, didn't want it. And I am having scary visions of bad credit due to lease breaking, or being sued for the remainder of the lease, which would suck or being forced to stay in Ithaca next semester (even though I can't afford this place on my own, by a long shot, and I can't expect my parents to keep supporting a separate establishment for me when I'm not in school). So not only would I be poorer than poor in that situation, I'd also be stuck HERE. And then so much for all my happy travel plans.

And I really thought that this was at least one thing that I didn't have to worry about anymore.
I will make more fliers, and post them about, and keep the ad that I have going. But I am feeling the waves of angry despair wash over me, and I. do. not. like. it. at. all.

If anyone has any advice, please feel free to dispense. I could use it.

First I just thought I'd say breaking a lease isn't a horrible hideous death thing like it sounds. Anything reported against your credit is generally not as bad as getting a couple late payment notificiations on your report.. and as long as you don't have dilinquent notifications, late payment ones are no big deal. So it wouldn't screw your credit rating to pieces or anything. Maybe bruise it for a few months. The only time it can be a serious issue is if you have to use your landlord as a reference for a new apartment. In which case I doubt they'd have nice things to say if you broke a lease. However you can do as I did once and just lied and said it was my first apartment therefor had no previous landlords.

The chances of you being sued for the remainded of the rent is slight. In most cases your landlords legal fees, and time spent going through all the crap you have to go through would end up far exceeding the value of the remainder of the lease. This isn't to say that the landlord isn't evil and willing to do it anyway, I'm just saying the chances are small.

My main advice is keep trying to find someone to take it.. but if you can't, don't put yourself in a bad and unhappy situation by staying just because you're afraid of breaking a lease. It's Ithaca, on any given day 20 leases are being broken. In fact one was probably in the process of being broken while I was typing this. :)

In my experience with breaking leases, most landlords want to keep your security deposit or sometimes one month's rent. You might ask the landlord if you can come to that kind of an arrangement.

well, unfortunately it's a studio, which my boy and i have been sharing illegally for a year and a half. (it's zoned for one person). and while we've been pretty chill with the lack of space, it's probably not the best for two people. but it's the perfect size for one person, lovely location, $515 a month with all utilities included. if you're still interested, please let me know, and i'll e-mail you my phone #.
